Property Size: 2 to 25 units


Purchase Price: $100K - $3.0M


Property Class: B & C, may consider class A opportunistically


Property Location: In around the Louisville MSA


Property Condition: Outdated units or amenities, poor operations, tenant problems, mismanagement, deferred maintenance, opportunity to add value 

What is Value-Add?

A stabilized apartment community with an economic occupancy above 85% and an opportunity to be improved by adding value, which means making improvements to the operations and the physical property through exterior and interior renovations in order to increase income and/or decrease expenses.

The Value-Add Advantage.

In-Place Cash Flow

Value-Add properties are typically stabilized at acquisition. This means that there is an in-place revenue stream that can be used to provide returns to investors, reduce renovation expenditures, and service the debt from day one. This significantly reduces deal risk and allows ownership to be flexible in its business plan as market conditions and other factors shift.

Forced Appreciation

Natural appreciation fluctuates up and down based on what’s going on in the overall market and economy. Relying on natural appreciation is like gambling. Conversely, forced appreciation is the bedrock of the value-add strategy. Forced appreciation involves making improvements to the asset that decrease expenses, increase income, or change community perceptions, which in turn, increases the overall property value.
